This month’s focus remains solely on single-family homes, excluding townhomes, condos, and land listings. Navigating the market can be tricky, especially with delayed MLS data, but I’ve got the most up-to-date information on active listings. I’m Bonnie Lelak with eXp Realty. Let’s jump into it!
Canton, GA 30114 and 30115
In Canton, GA 30114 and 30115, there are 343 active listings, a slight decrease from last month's 361. Pending homes are down to 109 from 140, and 135 homes closed this past month, a tiny drop from June’s 146. The average list price now stands at $603,945, down slightly from last month’s $645,015, with homes sitting on the market for an average of 30 days.
Milton, GA 30004
Milton, GA 30004 shows a rising trend with 90 active homes, down from 97. Pending homes are at 20, down from 28, while closed homes decreased to 33 from 36. The average days on market doubled to 40, up from last month's 18 days. Notably, 30 of these homes were listed in the last 30 days, with homes selling for an average of $1,588,628, up from $1,435,617.
Woodstock, GA 30188 and 30189
In Woodstock, GA 30188 and 30189, the active homes tally is 260, slightly up from 255, with pending homes at 109, down from 123. Closed sales are running about the same as last month at 123, up from 122. The average list price has increased to $526,750, down from last month's $534,222. July saw a rise in U.S. housing inventory by 36.6%, with 18.9% of listings experiencing price reductions. Homes spent an average of 50 days on the market, with increased demand for suburban and sustainable properties due to remote work trends. Much of the cautious market sentiment might be attributed to media coverage of the NAR settlement and related confusion.
Cumming, GA 30028, 30040, and 30041
In Cumming, GA 30028, 30040, and 30041, there are 508 active homes, down from last month's 525. Newly listed homes in the last 30 days account for 205, with pending sales at 153, down from 218, and closed sales at 207, about the same as June. The average sales price is $674,636, up from $668,431.
Dawsonville, GA 30534
Dawsonville, GA 30534 sees 161 active homes, up from 151, with pending sales at 55, up from 45. Closed sales dropped slightly to 49 since June, with the average days on market increasing to 36 and an average sales price of $501,280, down from $586,038.
Conclusion
With more competition out there, it’s still a seller’s market, but strategic pricing and marketing are crucial. If you’re buying, having a skilled agent is key to navigating this complex market.
