Stick around because this month’s data is going to focus mainly on single-family homes.
What does this mean? Well, this month we are not including the residential attached homes like townhomes and condos and I’ve also excluded just land listings this go around.
Navigating the real estate market can be tricky, especially with lagging MLS data. But guess what? I armed myself with the most current information on active single-family home listings to give you the clearest picture of what we could see if we went to see homes today. In Canton, GA 30114 and 30115, we have 361 active listings, a slight increase from last month's 332. Pending homes are slightly up at 140 from 136, and 146 homes closed this past month, a tiny drop from May's 150. The average list price now stands at $645,015, up slightly from last month's $607,184, with homes sitting on the market for an average of 24 days.
Milton, GA 30004 shows a rising trend with 97 active homes, up from 89. Pending homes remain the same at 28, while closed homes increased to 36 from 16. The average days on market dropped to 18, down from last month's 29 days. Notably, 31 of these homes were listed in the last 30 days, with homes selling for an average of $1,435,617, down from $1,623,566.
In Woodstock, GA 30188 and 30189, the active homes tally is 255, slightly up from 216, with pending homes at 123, down from 132. Closed sales dropped to 122 from 144, indicating a cooling market. The average list price has decreased to $534,222 from last month's $540,718. While June is typically active, there was a dip this year, but we could see an uptick in activity based on last year’s data.
In Cumming, GA 30028, 30040, and 30041, there are currently 525 active homes, up from last month's 419. Newly listed homes in the last 30 days account for 260, with pending sales at 218, down from 226, and closed sales at 225, down from May’s 233. The average sales price is $668,431, up from $662,355.
Dawsonville, GA 30534 sees 151 active homes, up from 134, with pending sales at 45, down from 62. Closed sales continue to climb slightly at 57 since April, with average days on market increasing to 32 and an average sales price of $586,038, down from $532,259.
Just like I mentioned last month, with more competition out there, if you're considering selling, it's still a seller's market, but success hinges more than ever on strategic pricing and marketing.
