August 2024 Update: North Atlanta Housing Market Trends

I’m here to give you the latest scoop on the housing market in the North Atlanta Suburbs, especially Cherokee County. I’m Bonnie Lelak with eXp Realty.

Increased Inventory: A New Trend

After a couple of post-pandemic years of low inventory, we're finally seeing more homes hit the market. According to Zillow, this summer has brought a wave of new listings, up 13% from last year's low supply. Many sellers are jumping back into the market, even if they have lower locked-in mortgage rates, because life events like marriage, divorce, and job relocation are prompting them to move.

What This Means for Buyers and Sellers

So, what does this mean for you as a buyer or seller in Cherokee County?

For Buyers: The increased inventory means less competition and a better chance of finding a home without the fierce bidding wars we've seen. Prices are still rising but not as sharply, which is great news if you're looking to buy.

For Sellers: You still have the upper hand since new listings are 23% lower than pre-pandemic levels. Plus, we're starting to see more price improvements on homes that have been on the market for a while, so it's a good time to negotiate.
